Economic Development Update

Updates from the City’s Office of Economic Development:

The Flats is a 331-unit affordable housing complex developed by RST Development (Danny Copeland, Owner). These units will be offered to qualifying residents earning 60% or less of average median income (AMI) in Prince George’s County. The Flats will be located between 9113-9137 Baltimore Avenue and will offer commercial space at the floor level as well as a Meals on Wheels Food Bank. The new housing complex will replace the Roof Inn, Days Inn and Howard Johnson’s. The property was acquired for $95 million and its Detailed Site Plan approval was granted on July 5, 2023. The developer has applied for State of Maryland low-income housing tax credits through the Department of Housing and Community Development (DHCD).

Retail News:

A new restaurant, Terrapin Station, is coming to College Park replacing the now closed Hard Times Café. Sardis, owner of Olney Station, is bringing the Olney Station concept to the College Park Market Place Shopping Center with this new venue. Terrapin Station will bring an upscale beer and burger bar menu and several viewing screens for events and sporting activities. Private meeting rooms will be available. Opening is anticipated for late summer/early fall of ’23.

PNC Bank is coming soon to the Aster Development. PNC will offer full-service banking at 7230 Baltimore Avenue. Next to the Aster Development will be the Little Blue Menu by Chick Fil A. With its carryout-only format, Little Blue Menu will offer a Chick-Fil-a menu.

A new WaWa is nearing completion near IKEA in north College. WaWa will offer standard convenience shopping and a gas station.

Shoppers Food at Market Place Shopping Center will start a modest upgrade and renovation. No closure is expected. More details to come.

Annapolis-based Iron Rooster will bring its famous RoosTarts and breakfast bar and menu to The Hotel located at 7777 Baltimore Avenue. This breakfast centered restaurant is expected to open late summer/early fall ’23. Iron Rooster plans to begin hiring staff for its College Park restaurant soon.

Closures… After 12 years, the Best Buy Store at the Market Place Shopping Center has closed. The search for a new tenant is underway.
